    Strategic Pricing and Planning:

    We create a customized CMA (Comparative Market Analysis) based on your particular home.  We review prices of active, pending, expired, and recently sold homes in your area. We also use the most powerful data platforms and analytics programs from companies like CoreLogic, RPR and Zillow to help you determine the highest possible price the market conditions will allow.  Since maximizing your return of equity is the goal of our real estate firm, we’ll also make valuable suggestions on preparing your home for the home selling process.

    The Estimated Seller Net Sheet:

    When it comes to real estate commissions, you will save a substantial amount of money with the Assist-2-Sell model vs. traditional real estate companies.  Still, commissions are not your only selling expense.  The State of Florida and title companies charge homeowners various fees when selling a home in Broward or Palm Beach County; “doc stamps,” “lien searches,” and “recording fees” are just a few examples.  We’ll help you avoid surprises by preparing an itemized “Estimated Seller Net Sheet.” Basically, a good faith estimate of expenses as well as an estimate of the proceeds you will receive at the closing (you’ll also see exactly how much our real estate team can save you).

    FACT: 95% of home buyers start their property search online – and we can place your property on all of the most trafficked real estate websites in the nation.  Thanks to our affiliation with ListHub, Zillow, and the Assist-2-Sell national website, these syndicated networks can result in exposure on over 750 different sites! With our “MLS for Less” program, we can also market your home to over 45,000+  local real estate agents in Boca Raton, Coral Springs, Parkland, Coconut Creek and the buyers they are currently working with.  We can list your home on and thanks to Broker Reciprocity / IDX, your home will be advertised on major brokerage websites like Century21, Coldwell Banker, Redfin, and Re/Max, just to name a few.  Our marketing campaign also includes a big social media push.

    This includes placement on major social media platforms like Twitter, YouTube, Google Plus, Facebook and Instagram.  We call this massive exposure!  We even create a personalized website for your home with a custom domain name.  This is used to showcase your home on social media and for email marketing.   As a “Premier Zillow Agent” we can quickly list your home as a “Coming Soon” property featured on Zillow and Trulia.

    Our marketing campaign starts with professional HDR photography, and attractive virtual tour slideshows.  We also write enticing property descriptions to help attract buyer interest.  When permissible, we post an attractive “For Sale” sign at your home with our phone number.  Since the fastest growing segment of home searching is now done on mobile devices, we use text messaging.  When we attach a flyer box to a sign post, the flyer features a property ID# so potential buyers can simply text the ID from their cell phone and immediately receive complete property info (and even watch the virtual tour).

    We will maximize every opportunity to find a qualified buyer for your home at the optimal price, and in the shortest amount of time possible.
