We prepare a comparative market analysis (CMA), to help you determine your home’s highest possible market value. We’ll also prepare a detailed “Estimated Seller Net Sheet.” The net sheet is a good faith estimate of how much equity you’ll walk away with at closing. We can save you thousands in commissions, but there are some selling expenses you can’t avoid (lien searches, doc stamps, estoppel, etc). We’ll go over everything with you in detail.
WE’RE ON THE MARKET
Your home will always be shown by a licensed REALTOR and by appointment only. We handle all the phone calls and emails generated from our advertising and marketing, as well as schedule other REALTORS to show your home. We will provide you with honest feedback on what buyers are saying after previewing your home. We always pre-qualify potential buyers, and we can negotiate the purchase contract and related addendums.
THE FIRST STEP
We’ll make suggestions on preparing your home to help attract the highest possible offers. We’ll begin to execute our proven marketing and advertising campaign. We’ll take professional HDR photos, create a branded and un-branded virtual tour, craft property descriptions, install the A2S For Sale sign (if permitted), create sign flyers, social media ads, a personalized property website for home, and so much more.
AS OFFERS COME IN
We help you negotiate the highest price and best possible terms. Once we are under contract, there are numerous details involved that require expert attention. Important tasks and deadlines must be strictly adhered to. We make sure everything that needs to be done, gets done! This includes working with the title company, the lender, appraiser, inspectors, and lawyers. We’ll keep you up-to-date every step of the way.
Once you receive your funds at closing,
