Well, a buyer should always ask about properties that have recently sold before submitting an offer.
An intelligent seller will do the same before establishing the list price. This is the only way a Seller can make sure money is never left on the table! Of course, we can put more money in a Seller’s pocket also, but if you are here reading this you already know that!
The bottom line, comparable sales are used by every appraiser in determining property value.
“Comparables”, better known as “comps”, are properties that have recently sold within the last 180 days. The more similar, the most recent, and the closer a sale is to the subject property (the property you are trying to value), the stronger the comp is.
Listing agents will review comp data in preparing a Comparative Market Analysis (CMA). Zillow and all the other property valuations do the same thing, but not nearly in as much detail as an expert agent would.
